Each project is evaluated individually based on its scope, scale, location, logistics, schedule, and the team required to execute it properly.

Yes. We offer two paths, depending on the stage of the design and the level of detail you need.
The first is a preliminary cost indication based on general historical costs per square meter and a quick review of our understanding of the project. It is not a detailed budget or a commitment on final cost. Its purpose is to help determine whether the design direction and construction expectations are broadly aligned before moving forward.
The second is a more detailed preconstruction budget developed from the available project documents, defined scope, and relevant cost information. This is a paid service, and the fee is credited toward the construction contract if NEST is selected to build the project.
Both options help connect design decisions with realistic construction expectations, the difference is the depth of analysis and level of certainty each one provides.
We collaborate closely with the architect and consultants throughout the project. When possible, we become involved during the design stage so the team can align design intent, scope, budget, constructability, and schedule before major decisions are finalized.
The architect leads the design vision. NEST brings construction knowledge, cost context, coordination, and execution planning to help turn that vision into a buildable project.

Yes. We can recommend architects, engineers, and specialized consultants based on the needs of the project.
NEST does not provide architectural design services. We are a construction firm. Our expertise is in preconstruction, constructability, budgeting, coordination, and execution. We do not believe one firm needs to do everything. A strong project depends on identifying where specialized expertise is needed, bringing in the right people at the right time, and keeping every role clearly coordinated.
The schedule depends on the project's scope, design status, permits, location, site conditions, procurement needs, and level of complexity.
During preconstruction, we develop a realistic schedule based on the information available and identify the decisions and dependencies that could affect it. As the project progresses, we update the schedule and communicate the impact of changes before they become surprises.
A clear schedule is not a promise that nothing will change. It is a shared plan that allows the team to anticipate, coordinate, and make decisions on time.
You do not need to manage the day-to-day construction. At the beginning of the project, we define roles, decision points, and a communication rhythm so you know when your input is needed.
You remain involved in the decisions that affect your vision, budget, and priorities. NEST coordinates the work, follows up with the project team, and keeps the relevant information visible.
The goal is for you to stay informed and in control, without having to manage the construction yourself.
You do not need to be on-site to understand where the project stands. At the beginning, we establish a clear communication and reporting rhythm based on the needs of the project.
We use a centralized online project platform to keep progress, drawings, decisions, approvals, and changes clearly documented and traceable. This creates one reliable source of project information for the team and the client.
Updates cover current work, upcoming milestones, budget status, and decisions that require your attention. When an issue arises, we communicate it early and explain the implications so you can make an informed decision.
You have clear visibility and one point of construction accountability, even when you are building from a distance.
Cost changes can occur when the scope evolves, unforeseen conditions arise, or a client decision affects the work. Our responsibility is to make those changes visible and manageable.
Before additional work moves forward, we document the change and explain its impact on cost, schedule, and scope. If the project needs to meet a different budget, we can revisit priorities, specifications, or scope together.
The price can change when the scope changes.
Our standards do not. No change moves forward without clear context and approval.
Quality is not left to a final inspection. It is managed throughout construction through defined standards, consistent oversight, documentation, and verification.
Our field team provides day-to-day control, while coordination with architects and consultants helps keep design intent connected to execution. Critical materials and systems are tested when required, and work directives are documented, assigned, and tracked.
Before work is accepted, outstanding items are identified and followed through closure. The goal is not only to find problems, but to make quality visible and accountable at every stage.
NEST does not provide permit management services. This process is typically led by the architect, responsible professionals, or a permitting specialist.
We can support the project team with relevant construction information and recommend qualified professionals when needed. As part of our construction scope, we include the required INS construction insurance policy associated with obtaining the building permit.
We believe in being clear about where our responsibility begins and ends, and in bringing in the right expertise when the project requires it.
At closeout, we provide a NEST After Care Manual: an organized record of the project that includes documented decisions, approved submittals, photographs, operating and maintenance manuals, and relevant warranty information.
Our projects generally include a one-year construction warranty, as defined in the project agreement. During that period, we remain available to address warranty items and answer questions about the completed work.
Our relationship does not end with the warranty. We continue to be available for questions, ongoing care, and future improvements as your needs evolve.
